Located at Vornado’s newly re-energized office building, PENN 1, Office Hours is a gourmet grab and go experience helmed by James Beard-nominated Chef Brian Huston and operated by DMK, the award-winning hospitality group led by fourth-generation restaurateur David Morton.

Office Hours offers a work-first hospitality environment to one of Manhattan’s busiest neighborhoods. Serving as a casual yet elevated coffee shop and lunch counter, the space was designed to foster community and collaboration and to provide a fresh alternative the workspace and welcome people into the building itself.

The name Office Hours was inspired by Vornado’s desire to create an urban campus at the Penn District. A constellation of spaces and buildings that could connect tenants and welcome in the public, reminiscent of a collegiate environment, but for the modern worker.

The idea of Office Hours as a modern urban campus was reinforced by subtle design motifs, physical signage, menu design, coffee cups and even food selection. To explore the concept of time at work, in collaboration with Wow & Flutter, we implemented a big graphic move: a design element that deconstructed a clock face – taking it apart to reimagine it, evoking Vornado’s broader strategy in the Penn District.
